Questions people ask

What is amortization?

Paying off a loan with equal payments over a set term. Each payment covers that month’s interest first, and the rest reduces the balance, so the interest part shrinks over time.

Why is so much of my early payment interest?

Interest is charged on the balance, which is largest at the start. As the balance falls, more of each payment goes to principal.

Does this include taxes and insurance?

No. It shows principal and interest only. Property tax, insurance and fees are extra on most mortgages.
